Perched dramatically between sky and surf, Ateno Architecture Studio’s new resort Olen reimagines luxury tourism by dissolving architecture into the topography itself - an immersive response to landscape and light on the island of Syros in Greece.
The brief was both poetic and practical: design a low-impact, high-sensitivity sanctuary for travellers that would sit quietly within its spectacular natural setting. The result is a seven-suite coastal retreat half-submerged into a cliff edge, marrying raw geology with refined spatial experience.

A Resort in Dialogue with Place
Rather than standing proud against the horizon, Olen is partially submerged into the rocky hillside, tracing the geological strata of the cliff as if the building itself were formed by erosion over centuries. From a distance, the architecture barely registers: rooflines sit flush with the ground plane, and the palette of exposed concrete and local stone mirrors the weathered tones of the surrounding rock. This deliberate camouflage allows the natural drama of the coastline to remain the visual protagonist.
Circulation through the resort is designed as a slow descent into the landscape. Guests move along sheltered pathways and stepped terraces that gradually reveal the sea, with framed vistas appearing at carefully calibrated moments. The approach transforms arrival into a spatial narrative - a transition from exposed, windswept terrain to sheltered, contemplative interiors carved into the earth.

Experiential Luxury
Inside, the material language softens without losing its elemental character. Polished stone floors retain the tactile memory of the site, while pale plastered walls amplify natural light as it slips through narrow openings and wide sea-facing glazing. Each suite opens onto a private terrace that feels suspended above the water, dissolving the boundary between interior retreat and expansive coastal panorama.

Communal spaces are similarly choreographed around atmosphere rather than spectacle. Shaded lounges are oriented to catch cross-breezes, while dining areas are positioned to follow the movement of the sun across the horizon. The architecture encourages guests to slow down, to read light, listen to wind, and become acutely aware of time passing through shadow and reflection.

A New Model for Sustainable Tourism
Although the project’s technical sustainability strategies have not been fully detailed, Olen’s most powerful ecological gesture is spatial rather than mechanical. By embedding the resort into the cliff rather than reshaping the landscape to fit a building, Ateno minimises visual impact while preserving the site’s topographical integrity. The architecture becomes an act of careful subtraction rather than bold addition, carving voids rather than imposing mass.
In an era when luxury tourism often equates to visual excess, Olen proposes a quieter, more responsible alternative. It suggests that the future of resort architecture may lie not in iconic silhouettes, but in designs that allow nature to retain its primacy with buildings that exist almost as geological events rather than objects placed upon the land.
